Why you need a REALTOR®
Why Home Buyers Need a REALTOR®
Do you know that Home Buyers don't pay a commission?
It's Saturday morning, and an open house ad pops up on Facebook. The ad shows a picture-perfect home with two cats in the front yard. The caption reads, "Stop Renting – Start Owning." As you flip through the photos, you are getting more and more excited. The final image is directing you to "Stop by the open house today; we have financing options to help you go from tenant to homeowner." Should you go?
Navigating the ins and outs of a real estate transaction are complicated. Real estate has a language of its own. Abbreviations, forms galore, and complicated legal language which must be understood and followed. All these are put in place to protect the consumer.
Buying a home is a process of elimination, not a process of selection. The internet is a good starting point, but your realtor has access to so much more. Most realtors will spend weeks pre-marketing a property while it is being prepared for the market. Some homes are never actively listed on the MLS. Many homes sell before they ever hit the open market.
Don't miss out!
Realtors spend countless hours networking to build their database with qualified professionals. When you need a referral, the first person you should turn to is your realtor. Whether you need a mortgage broker, attorney, home inspector, pool designer, housekeeper, gardener, pet sitter, even a restaurant recommendation, your realtor has you covered.
Negotiating a purchase contract can be stressful. Today's real estate market has so many obstacles to overcome. Sometimes negotiations become heated. The competition between qualified buyers, along with a shortage of affordable housing, can lead to some cutthroat negotiation styles. Your realtor must be a tough negotiator. They need the knowledge and experience to keep the inspections, appraisal, and time contingencies moving forward. Your realtor must protect your interests at all costs.
Your realtor is happy to work for you night and day. They will be there for you when you need to make an informed decision, guiding you every step of the way. Your realtor will also be there to listen when you're nervous, help you with your pros and cons, and genuinely have your back.
Realtors are proud of their profession and the service they provide. When someone calls themselves a REALTOR®; they are well informed about the real estate business. They are a member of the largest trade association in the United States and adhere to a strict Code of Ethics.
So, should you go to that open house without "your" REALTOR®? The answer is NO!
The realtor at the open house is there to represent the seller. You need "your" realtor there to work for you! Did you know that a Buyer does not pay a commission? The buyer's agent is paid for by the seller — the buyer benefits by having representation that is solely there to protect the buyer's best interests. Your realtor will keep you well informed about current market trends, financing options, and community amenities. Putting you in the perfect position to purchase your new home.
If you're in the market to buy or sell a home, it's crucial to have a realtor represent you.
